Concrete Coating Removal in Mira Mesa

Built for Mira Mesa homes.

Mira Mesa is a large planned community in northern San Diego, built out mostly from the 1970s onward on the mesa between canyons. The housing is consistent in age, which means the concrete is too — and it is all reaching the same point at the same time.

That is straightforward resurfacing work, and the consistency is helpful — we generally know what we are going to find under a Mira Mesa driveway before we lift a grinder.

Sitting up on the mesa a few miles inland, it gets some marine influence without the salt load of a beachfront property. Moisture is worth checking on older slabs, but conditions here are moderate compared with either the coast proper or the inland valley.

Mira Mesa FAQs

Concrete Coating Removal in Mira Mesa, questions

Do the canyons or marine air affect anything up here?

Mildly. The mesa gets marine influence without the salt load a beachfront property takes, so conditions are fairly moderate. On older slabs we still check moisture before coating, but this is easier ground than either the coast or the inland valley.

Can you do this inside an occupied building?

Yes. Interior removal is a dust-control problem more than a grinding problem, and we run vacuum-assisted equipment and containment for occupied spaces. It changes the schedule and the price, so tell us up front that the building stays open and we will scope it that way.

What if you do not know what the old coating is?

Common, especially on a building that has changed hands. We test a small area first to see how it comes off before committing to a method across the whole floor, because the wrong approach on an unknown coating wastes a day and sometimes damages the slab. That test is part of the estimate, not an extra.
