An epoxy floor is two things: the product, and the preparation underneath it. The product is the part people shop on and the part that matters least. Almost every failed epoxy floor we are called out to strip failed because nobody opened the concrete up before coating it.
So every floor we do is ground mechanically with diamond tooling first. It takes the sealer, the laitance and the contamination off and leaves a profile the epoxy can actually key into. From there the system is chosen for the room — flake for a garage that wants to hide dust, a solid color and clear coat for a showroom, a heavier build for a floor taking forklift traffic.

The same principle scales. We coat single residential garages, workshops and machine shops, warehouse and plant floors, retail and showroom slabs, and commercial kitchens. What changes between them is the build, the topcoat and the safety striping, not the standard of the preparation.
Our crews have been doing this since 1976 and several of them have been with the company over thirty years. On a commercial floor that continuity is the difference between a coating that goes down consistently across an acre and one that does not.

Why does epoxy peel, and how do you stop it?
Epoxy peels for one reason nearly every time: it was put over concrete that was not opened up first. If the slab is sealed, dusty, oily or still holding moisture, the coating has nothing to grip and it lets go in sheets a year or two later. We grind every floor mechanically before a drop of product goes down. That step is most of the cost and all of the reason it lasts.
Can you go over the epoxy that is already on my floor?
We would rather not, and usually we will not. Coating over a failing coating buys you the same failure with a new color on it. Removal is a service in its own right for us — we do it for other contractors as well as on our own jobs — so taking the old system off is straightforward work rather than a reason to walk away.
How long does an epoxy floor take?
A residential garage is typically a couple of days including the grind and the cure between coats. Commercial floors depend on square footage and how much old material has to come off first. Dave gives you real dates on the estimate, and our own crew works them — nothing is handed to a subcontractor whose schedule we do not control.
Is epoxy the right choice for a floor in full sun?
Not always, and this is worth saying plainly. Standard epoxy ambers and chalks under direct UV. For exterior slabs and anything with sun on it all day we will usually steer you to a different system — a stain, a textured coating or a UV-stable topcoat. Fifty years in inland California has made that a fairly quick conversation.
