Vista sits a few miles inland from the coast, which gives it milder conditions than the beach cities without the full marine load. It is hillier than most of North County, with a rural, agricultural edge that still runs to avocado groves and larger parcels.

On the rural parcels and grove properties there is often older concrete poured in stages, plus outbuildings and equipment areas that need working floors rather than decorative ones.

Being set back from the coast is an advantage. Vista gets some marine influence but nothing like the salt load a beachfront Oceanside property takes, and it avoids the extreme heat of the inland valley. What is rock staining for?

Artificial rock features and waterfalls fade and go patchy in the sun, and once the deck around them is refinished the mismatch is obvious. Staining brings the rock back and ties it to the new deck color.

Will it look painted?

It should not. The point is to work in several tones the way real rock is colored, rather than laying one flat color over the whole feature.
